CHECK IN:
Check in is at 3 pm. We need time to clean between guests, so please contact us if you would like an early check in, and we will do our best to accommodate your request.
CHECK OUT:
Check out is at 10 am. We need time to clean between guests, so please contact us if you would like a late check out and we will do our best to accommodate your request.
PETS:
Sorry, but we are unable to accommodate pets.
SMOKING:
No smoking inside the units or on the Cottage porch. If you smoke outside, please be courteous towards others.
MINIMUMS AND OCCUPANCY:
- Summer, Fall and Winter: Three night minimum.
- Winter: One week minimum, three to six night stays as available
- Apartments: Four person maximum occupancy Apts. 2, 3, and 4
- Cottages: Two person maximum occupancy Cottage 2, Four person maximum occupancy Cottage 1.
- There is one assigned parking space per unit.
- We don’t provide daily maid service.
- If you anticipate day guests, please contact Alice the Owner prior to making your reservation.
RATES, CLEANING FEE AND TAXES:
- Cleaning Fee $95
- Add Florida State Sales Tax (7%) and Manatee County Resort Tax (5%) to rates.
- Rates subject to change
- Minimum stay and holiday rates apply for Thanksgiving, Christmas, New Years, Easter, Memorial Day, July 4th and Labor Day.
RESERVATIONS, CANCELLATIONS, AND PAYMENTS:
Nightly and Weekly Reservations are confirmed with signed rental agreement and $250 deposit payment at the time of booking, balance of rental payment due 21 days in advance of your stay. Deposits and rental payments are non-refundable.
Monthly Reservations are confirmed with signed rental agreement and $500 deposit at the time of booking. A 25% payment is due 90 days in advance, balance is due 21 days in advance of your stay. Deposits and rental payments are non-refundable.
Payment may be made with personal check, Mastercard, VISA, Traveler’s Check or Money Order.
TRIP CANCELLATION INSURANCE:
We don’t overbook, because frankly I would have a heart attack if we did that. Your apartment or cottage is reserved just for you. We are a small resort, cancellations affect us significantly, and so we abide by a strict cancellation policy. We strongly suggest you take out comprehensive travel insurance to cover unforeseen circumstances.
REFUNDS:

- Hurricane/Tropical Storm/Marine Life: In the event a named storm threatens the Island, and evacuations are ordered, the unused balance of the rental amount will be refunded. No refunds for named storms that do not require evacuation. No refunds for Red Tide; it is an Act of God that neither one of us has any control over.

We respect and are committed to protecting your privacy. We may collect personally identifiable information when you visit our site. We also automatically receive and record information on our server logs from your browser including your IP address, cookie information and the page(s) you visited. We will not sell your personally identifiable information to anyone.
SECURITY:
Your payment and personal information is always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transactions. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
